Here's What the Law Says.

Unlike most countries, Singapore strictly regulates short-term rentals. Before you book an Airbnb or sign a 1-month lease, understand the rules — or risk a S$200,000 fine.

Why Singapore Is Different

Singapore's Urban Redevelopment Authority (URA) governs all residential property use. Unlike cities like London, Bangkok, or New York where you can Airbnb freely, Singapore has strict minimum stay rules. The reason: residential properties are for LIVING, not for hotel-like short stays. URA wants to preserve residential quality of life — no revolving door of tourists in condo buildings.

This is strictly enforced. Fines of up to S$200,000 for violations. And it's not just the landlord who pays — tenants are equally liable. Both parties can face penalties and forced eviction if discovered breaking these rules.

Minimum Stay Requirements

Private Residential Property
(Condos, Landed)

Minimum 3 consecutive months. This was revised by URA from 6 months to 3 months in 2017. All occupants must fulfil this minimum. No exceptions for Airbnb or home-sharing platforms.

HDB Flats
(Government Housing)

Minimum 6 consecutive months. HDB rules are even stricter. Only Singapore Citizens and PRs can rent out HDB rooms, and only to approved tenant categories.

This means if you're looking for a "1-month rental" or "2-month stay" in Singapore, you CANNOT legally rent a regular residential property.

What about Airbnb? Technically illegal for stays under 3 months in private property. URA has been actively enforcing this — with raids and fines reported in the news. In 2024–2025, enforcement intensified significantly, with multiple crackdowns on Airbnb hosts and guests.

Hotel and serviced apartments are the legal option for stays under 3 months — but they cost S$4,000–S$8,000/month.
