These Terms and Conditions govern your use of www.colivs.com and the coliving services provided by Adobha Pte Ltd (UEN: 201327695C), trading as Colivs. By using this website or engaging our services, you agree to these terms.
Colivs provides furnished condo room rentals in Singapore on a minimum 3-month lease basis, as required by URA (Urban Redevelopment Authority) regulations. We are a coliving operator, not a hotel or serviced apartment provider. All rooms are in private condominiums and landed properties.
To rent a room with Colivs, you must be at least 18 years old and hold a valid passport, Singapore NRIC, or FIN (Foreign Identification Number). You must have legal authority to reside in Singapore for the duration of your lease.
Submitting an enquiry through our website or WhatsApp does not constitute a booking or reservation. A binding tenancy agreement is only formed when both parties sign a written Tenancy Agreement and the security deposit has been received by Adobha Pte Ltd.
Room availability and pricing displayed on the website are indicative and subject to change without notice. Final pricing will be confirmed during the booking process.
All tenants must comply with the house rules provided at move-in. These include respect for other tenants, reasonable noise levels, proper use of shared spaces including the kitchen, and compliance with condo management rules. Full kitchen access is provided — cooking is welcome and unrestricted.
Violation of house rules may result in warnings or, in serious cases, early termination of the tenancy.
Rooms are provided fully furnished and in good condition. A property condition checklist will be completed at move-in. Tenants are responsible for maintaining the room in reasonable condition during their stay. Normal wear and tear is expected and will not be deducted from the security deposit.
Visitors are welcome during reasonable hours. Overnight guests must be approved in advance. Visitors must comply with condo management rules and security procedures.
If you wish to end your lease early, you must provide written notice as specified in your Tenancy Agreement. Early termination may result in forfeiture of the security deposit unless mutually agreed otherwise. A diplomatic clause may be included for qualifying tenants — details are negotiated at lease signing.
